This is the nearest pub I could find to the Commercial and noticed they previously shared the landlady. Have to say the commercial is the best pub I've been to in Lancashire. So friendly and the undesirables are kept in check. Saw some knob head speaking to a guy like he was trash then swiftly dealt with by the bouncer. More pubs should be like this.

Every Friday lunchtime we four intrepid pensioners travel around looking for a place to have lunch and a drink in nice surroundings. Today we found a cracker, The Waggoners Inn!
It's a lovely friendly place, the food we had was smashing, the staff were all lovely and the prices were very fair. In all we really enjoyed it and will certainly go again. Can't wait.

To start I live less than 5 mins away from this pub and after a horrific visit a couple of years ago I refused to return.
Hearing that it had changed hands I decided to give it one last chance.
I'm SO glad I did. The new staff are incredibly friendly and I genuinely can not fault their service at all.

YOU HAVE TO BOOK! Word of mouth seems to have spread about the fantastic service and it is ear impossible to get a table without booking (even on a Tuesday which is when we went!)

It is priced very reasonably and the quality of food is very high.

The views are beautiful outside and I can not wait to sit outside in summer.

I have ONE suggestion to the chefs. I am a vegetarian and it was so disheartening to see only one option - cheese and onion pie. Don't get me wrong the pie was BRILLIANT but I hope that it is not my only choice going forward. Bring maybe two other vegetarian choices to the board and you'd have hit the 100% mark for me.

I will be back up again for my mother's birthday along with all my family. It says something when I recommend a restaurant (I rarely ever do it!). I look forward to seeing you again.

Went to a wedding reception, the room had a good atmosphere, the staff were friendly, the food was very good. The DJ was absolutely awfull, his equipment was feading back, screeching noises through the mics music kept going off, no light show just one miserable laser light. The DJ was scruffy, not dressed properly for the occasion. No idea how to get people dancing and did not play the right kind of music for the mixed audience and was exceptionally loud. The venue is great but take your own reputable DJ

As a long term admirer of The Calfs Head, Worston - when I heard about them opening at The Waggoners I just had to go and try it out. I wasn't disappointed.

Although very busy, the standard of service from the staff was exellent and the food was top class. Great variety off good home cooked food, a specials menu and some tasty ales on offer - all round a great experience. WE WILL VISIT AGAIN.

Tried the New Waggoners in Burnley recently and at first I was a bit dubious because I knew what the old Waggoners was like! However I was extremley impressed. Food was excellent with great service and there has been massive improvments to the surroundings. As you walk in you are presented with an open fire and friendly new bar. Waiting time without a booking is from 30 - 40 minutes but you can relax in fron of the fire with a drink and newspapers. Menu very basic but the quality of the food is amazing. I would recommend the thai fishcakes to start and the fillet steak for main. Also had a great menu of desserts.

I have always loved this pub the owners carol and Ian were great and bought from the best stockists.
Now I will never go back in that place again the staff are young and uncaring they are more bothered about talking about their weekend and wanting to finish work and have a pint than helping customers the meat was awful and chewy the salad was limp the place is scruffy there was a young child running behind the bar apparantly the owners daughter surely this is unsafe for goodness sake somebody needs to take over that pub

poor service, poor food and poor manners.

I ordered the chicken tikka curry off the menu, it came an hour and 20mins late, under cooked - the chicken was still pink inside and im also 9 months pregnant! it wasnt value for money either it came to just over £7 and now id wish i would of gone down the road to ashoka!!

when i complained to the staff behind the bar they basically didnt care, very poor manners.

Stopped off at the Hapton Inn for a lunch with a business colleague at 12:45 18th December 2006. Car park quite empty -not the usual I had experienced in the past. Plenty of seats to choose from once inside; again not the usual lunch time rush I had been used to.
I ordered the soup and sandwich. Choose the Potato and Leek soup with Beef and onion sandwich. Sorry to say this was a great let down. No home made soup I’m afraid only packet which had not seen the light of a potato in it’s making let alone leek - just hot water and flavouring. The sandwich did have beef in it but was covered (over the sandwich) with too much raw onion. Presentation was not good - I was embarrassed at having brought my business colleague to such a place and have relayed this back to my organisation.
Children have always been provided for and accommodated up to the time allowed - that’s nothing new.

If ‘Michelle’ considers the comments on this page, then please start and think about your catering suppliers & presentation of your food and look at having ’actual homemade soups’ not packet soups.

I've been going to this pub since I was a nipper, my dad has been going since he was 16. The food has always remain consistant over the years, perhaps even improved, if that's possible.  A Buzzing Pub!!
I have been going into the Hapton Inn for quite a while both under the old owners and the new ones. More since the new owners took over as I have found it a more pleasant experience. The food is excellent and the portions are very substantial. I now don't just go in to eat as there is quite a variety of entertainment going on, with monthly quizzes and regular bands playing the pub is usually buzzing!!. I happen to pass the pub quite a lot on my way into town and work and the car park is always busy, especially at the weekends. The service has improved greatly and the pub is very clean, I think that Michell and Nick are making a great effort to improve the pub in all directions, quite a feat with a new baby I must say. I will certainly be spending more time at the Hapton Inn in the future!!

My daughter had a brilliant time at the kids xmas party on Saturday. Santa made all the children's faces light up when he gave out the presents.

We haven't been in for a while but there is a noticable difference in the quality and standards since we were in last time (for the BETTER we must say). We asked someone if the pub had changed hands and ended up speaking to Michelle the new landlady. We were impressed by the standard of service and the amount and quality of the food.
We told Michelle that there aren't many places now that welcome children into their places but we have found somewhere that likes children and genuinely cares about its cutomers.

Got to agree with Rik and Michelle!! Kiddies playground at the best of times!!! Parents actually turning up to drag their kids out of the place and the bar staff well enough said. Nice to see that the Hapton Inn has a web site; BUT - Sorry to see that the car park is still empty, where once full to brimming. What has happened?
Looked at the web page for Christmas and this is not available until November 2006. This I feel is rather too late and I shall now book else where. All other establishments are providing Christmas Menus in August; and booking up.
If the new patrons of this establishment could see and heed the recommendations then I hope that they would do something about this - not only too keep the Hapton Inn , as their investment, but also for the locals that loved this pub so much.

Sadly the Hapton Inn is no longer the place to eat. This is very evident in the number of cars in the car park. This car park was usually very full 7 days a week, often having to get there for 5pm for a space in the evening and was packed constantly at weekends; now it is more or less empty - speaks volumes to delivery and quality of food. Booking a was also required to ensure a table later on in the evening.
Yes we could still go there for a drink but the main attraction for this pub was the food and service.
What a shame that this has happened., and custom is obviously going elsewhere.

 No Longer the best since it's ben sold !
Sadly the pub has changed hands and we were not aware of this! Noticed the distinct change in the service and meals, that we have been used to over the past 7 years; but initially thought the owners had enlisted managers during their holiday, and that on their return would be very angry at the potential loss of custom and denigration of the status that Hapton Inn has around this area. The Curry dish no longer had the popodomms and chutney with it, as it says on the menu. I complained but they never arrived. The waitresses were spilling gravy and soup on the floor as they walked towards the tables, and despite people explaining that they were doing this; it did not cause them to falter. What a mess the carpets will be in months to come. This great pub has served Hapton, Padiham and the surrounding areas well over the years. Sadly the new owners do not have the same standards! I will not be returning, but I will move my custom to the Whitaker Arms down the Road towards Accrington

Dined last night at the Topiary Brasserie and, during the course of the meal, mentioned to my partner that I had read reviews revealing the fact that the restuarant refused to serve tap water (by this time we had ordered wine and bottled, sparkling mineral water). My partner wanted to test the system and true enough we were told that tap water could not be served! Starters and deserts were excellent but main courses were rather heavy and over-cooked. Disgusted with the tap water issue, my partner has decreed that he will not eat again until they lift the tap water ban.

Had the pleasure of going to the Topiary for a birthday bash. A party of 10 all on 3 courses. The food was excellent but definitely London prices. The main disappointment was as for many such establishments - it was noisey so conversation was difficult. In addition, they refused to serve free tap water. With this, they'll certainly be on my visit only on very special occasion list. Also, I didn't like how our party was asked to leave within milliseconds are the bill being paid even though some were still having their coffee.

my wife and i visited the tim bobbin on friday night, it was like going back in time to the 1980s, funny looking people, wearing funny clothes, and all seemed to be worshiping at a round table in the middle of the pub, and a bald man with glasses who just grunted every now and again seemed to think he was god. but strange locals aside it was very good beer even though you are restricted as to choice, landlord and lady were very nice, might i just suggest a wipe round with a damp cloth, and a minibus from a mental hospital to pick up the escapees, better make that a 42 seater coach.

This pub is really a good night out now of a weekend. Its good to see someone making it into a good place to be . it's not dark and dreary any more and the food is 100% better. some of the staff could do with smiling a bit more but they are in the minority as the rest of the staff are happy and pleasant and helpful. the managment couple aren't afraid to get involved cos I even saw manageress washing glasses.

I paid my first visit to the Topiary at The Fence Gate Inn last night. having been fortunate to eat at many top restaurants in places as far afield as Sydney, Cape Town and San Francisco, I was pleased to discover a restaurant locally, where the food and surroundings compared very favourably with anywhere I had eaten. The chef should be congratulated and it is these two factors which will bring me back again. However in virtually every restaurant of any quality these days a jug of ice water is made available without asking, here we had to ask and were refused. If we wanted water to accompany the meal for 4 and the wine we had bought, we had to pay for it. This is not a good, welcome or endearing practice and when added to the hit and miss service detracted from the overall enjoyment of what was a top class meal and hints of complacency. I hope this isn't the case as good restaurants are hard to find. I would have happily rated the experience between 4 and 5, but I have to score as a 3, due to the factors described. Shame.

 Unsafe carpet
I went to a Soroptimist International 60th anniversary at this venue on Saturday June 19th where there were over a 100 guests. because space was limited a piece of carpet was placed over a small dance floor and not taped down - contravening Health & Safety regulations. My friend (who is a pensioner) caught her foot in it and fell against the table hurting her chest and leg and knocking over a glass of wine which went over her and the table, causing the table to be reset. Staff then rushed out and taped down the carpet and reset the table. AT NO TIME did anyone from the hotel ask how she was or apolgise for the accident. They obviously knew about the incident because of re setting the table and taping down the carpet. When she later asked a waiter if she could see the manager he went away and did not return. She now has a huge bruise on her chest and leg and has to have her outfit drycleanedI am disgusted at the lack of customer care and the appaling way my friend was ignored . This hotel does not deserve anyones patronage if this is the way they treat guests.
